After more than a year of working together, we sat down with Taaleri Real Estate’s Head of Asset Management Salla Kalliola and Asset Manager Maria Aller to look back at the results and reflect on what makes our partnership work. When we asked why they chose Komu, they pointed to our proactive approach, digital platform, and the chance to help shape its development. They also appreciate being able to work with a team that makes decisions quickly and takes a personal approach with both them and the residents.
Active property management shows in the numbers
Great property management should make a measurable difference. At Taaleri Real Estate’s properties, we can see this in lower operating costs and more predictable expenses. From 2024 to 2025, operating expenses per square metre at Taaleri’s properties decreased by around 9%. Administrative costs fell by around 22%, while energy costs dropped by around 17%.
We keep a close eye on costs and respond early when something changes. Alongside finding savings, we work to make expenses easier to anticipate. We take a precise approach to budgeting. In one case, actual operating expenses came within just 0.05% of budget in 2025.
Asked about our everyday work together, Taaleri Real Estate mentioned quick responses, an understanding of their needs, and people taking responsibility for their work. They also singled out our facility management team’s commitment and personal service.
Economic occupancy reaches nearly 95%
In six months, economic occupancy across the properties, including a new development being let for the first time, increased by 27.3%, reaching close to 95% in the second quarter of 2026. Our leasing and marketing teams work closely together to find residents and build occupancy that lasts.
We meet applicants personally and organise regular viewings at times that work for them. Taaleri Real Estate told us they appreciate this care in resident selection: taking the time to consider each applicant individually, with a long-term view of how people will settle into their homes.
On the marketing side, we test campaigns and channels, track which ones lead to enquiries and signed leases, and adjust our plans as demand changes. We plan these activities with Taaleri Real Estate, who highlighted our willingness to try new approaches and the steady work towards our shared goals.
That cooperation also extends to our resident app and investor portal. Feedback from Taaleri Real Estate and residents helps us decide what to improve next. In the interview, they emphasised that they feel heard in the partnership and see their feedback reflected in the development activities.
